Embracing circular practices, Ambit Moat creates unique, responsible, and creative spaces
Part of the Workplace Futures Group, a collective of industry-leading businesses with more than 30 years’ experience in design, fit out, and refurbishment, Ambit Moat (Ambit) has decades of experience in delivering high-quality spaces that perform beautifully. With services ranging from structural and envelope interventions to full design and build, traditional contracting, and refurbishment, Ambit’s projects span sectors like commercial, education, healthcare, life sciences, and media, and range in value from £500,000 to over £40 million.
Combining technical expertise with a clear understanding of how people use and experience their environments, Ambit’s approach is defined by integrity,

collaboration, and attention to detail. Sustainability is also central to the company’s operations, with an in-house team to evaluate material choices, carbon value, and long-term performance to ensure every space is delivered responsibly for the future.
“Ambit’s strength lies in our ability to combine technical expertise with a clear commitment to sustainability, delivered through a landlord-focused service model,” opens James Keeble, Operations Director. “Our approach goes beyond simple refurbishment, to instead modernise buildings to be efficient, compliant, and high-performing, helping landlords future-proof their portfolios. Also, as part of the Workplace Futures Group, we can leverage a shared knowledge base and consistently deliver complex, high-value projects.”
Fit out and refurbishment form the core of Ambit’s expertise, transforming commercial spaces to meet both functional and aesthetic needs. “Our team delivers a wide range of projects, from essential infrastructure upgrades to fully bespoke interiors,” James says. “Our refurbishment types include Category A (providing essential building infrastructure for new tenants), Category A+ (enhancing Category A spaces to a ready-to-occupy standard), and Category B (full internal fitouts with bespoke finishes and tailored interior solutions). We also manage complex technical installations, structural works, and envelope interventions, including major modifications to a building’s exterior or frame. This approach allows us to support clients across the full spectrum of fit out and refurbishment, from practical upgrades to fully customised interiors.”
As a certified B Corp business, sustainability is at the core of Ambit’s operations, with the company measuring its success not only by profit, but by the positive impact it has on people, communities, and the environment. “The B Corp framework shapes how we run the business, work with clients, and deliver projects, driving innovation in circular construction and embodied carbon reduction, as well as giving clients confidence in our ethical and sustainable practices,” James states. “Our sustainability strategy focuses on three pillars: auditing and reuse, operational excellence, and award-winning project delivery. We maintain ISO 14001 Environmental Management accreditation and are a Construct Zero Business Champion, as well as use innovative systems to monitor and report material and waste flows.

“We embrace circular construction methods and the reuse of materials, conducting pre-demolition audits to assess which materials can be used, using low-carbon alternatives where possible, and partnering with schemes like Saint-Gobain’s closed-loop glass recycling to keep high-value materials circulating. For our project at 163-203 Eversholt Street, for instance, we achieved a 96.57 per cent recycling rate and won the 2023 CCS Leading Lights Award for Plastic Reduction. More recently, The Waterman in Clerkenwell won Most Sustainable Project of the Year at the FIS Contractors Awards 2025. This project saw over three tonnes of glass repurposed, alongside steel, brick, and terrazzo made from waste glass, as well as the successful decarbonisation of four Victorian warehouses.”
Ambit has experienced several project wins recently, including a heritage building refurbishment near Borough Market, a multi-phased fit out of a high-end building in Holborn, and its largest refurbishment project in London to date. The company is currently working on a £27-million project, Rochester Row, in London, which began in 2024. “This project is a complete refurbishment of an existing office building, with our work including everything from strip-out and structural works to façade upgrade and internal fit-out,” James explains. “A key feature of our delivery is a robust circular economy strategy, delivered at cost parity with conventional demolition and removal. Structurally, the project has progressed beyond strip-out: steel erection is underway, including large-scale lifts and rear carpark steelwork. We’ve recycled 60.5 tonnes of concrete through Holcim EcoCycle, processed 7.2 tonnes of timber via community wood recycling, retained more than 2000 bricks to be reused in the new façade, and recovered six tonnes of glass through Saint-Gobain’s closed-loop Forever Glass scheme. The project has passed the one-third mark of the overall construction programme and remains on target for March 2026 completion.”
When it comes to growth, Ambit’s strategy focuses on leveraging technical expertise and a proven delivery model to expand into new sectors while strengthening its position in the commercial office market. “We are exploring opportunities in hotels and retail, applying the same principles of precision, efficiency, and long-term value,” James confirms. “Although relatively new to these sectors, our team brings extensive experience across their careers, allowing us to approach new challenges with confidence. This includes developing sector-specific knowledge and building strong relationships with new clients and professional teams. Combining ambition with operational excellence, Ambit is positioned to deliver high-quality, sustainable spaces across a diverse portfolio.”
Elaborating on the future, James concludes: “2026 will see our continued evolution and continuous improvement as we strive to deliver the best quality projects for our clients. We’ll continue to invest in our people and capabilities, and there are several high-profile projects in the pipeline for next year, such as Rochester Row. Further afield, the wider Workplace Futures Group has a clear plan for its subsidiaries to become a multi-brand business providing a spectrum of related services to owners, operators, and occupiers of commercial real estate under a set of common standards. For Ambit specifically, we see ourselves being an established part of the market and a ‘go to’ contractor amongst our clients.”
